Most new homes have snags. Many are cosmetic, a few really matter. We spent a decade on the developer side of handovers, so we know which is which, and we will never inflate your list to make an inspection look busy.
Every item is ranked by what it means for you, from safety to cosmetic. No padded snag counts.
Your report also shows what works: water pressure, drainage, every socket, air-conditioning performance.
We do not carry out repairs or take contractor commissions. Our only job is an accurate report.

Five grades, ordered from most to least serious, each with clear advice on what to do before and after you accept the keys.
Safety
A risk to people. Exposed wiring, a missing earth connection, a loose balcony railing.
FIX BEFORE YOU MOVE INFunction
Something that does not work. AC not cooling, a drain backing up, a door that will not lock.
FIX AT HANDOVERDurability
Works today, gets worse later. Failed sealant at a shower, a cracked tile on a wet floor.
FIX WITHIN DLPCosmetic
Appearance only. Paint touch-ups, light scratches, grout colour.
LOW CONCERNObservation
Within normal tolerance. Noted for the record and rechecked before your warranty ends.

Hidden moisture
Wet areas scanned with thermal imaging and confirmed with a moisture meter.
